Our Contract Process

What To Expect After You Reach Out

From first phone call to signed contract, here's exactly what to expect, and when, before a single deposit is made.

Within 24–48 hours
First Contact
You reach out, and we take it from there. Expect a response within 24 to 48 hours, along with a phone call scheduled with a Hackett Homes representative.

Discovery
Phone Call & Meeting
This is where we get to know your project. We'll talk through the details, your location, and any admin work already in hand, like plans or specs, so we understand exactly where you're starting from.

Initial Proposal
You Get a Real Estimate
We'll present an initial cost estimate along with a summary of the scope of work behind that price. It's generally within 10 to 15% of the final contract price, close enough to set real expectations and open up conversation about how to fine-tune the scope to fit your budget.

If You Move Forward
Pre-Construction Agreement
A 1% deposit gets the contract documents assembled: scope of work, contract, contract price, plans, and more. If you move forward, that deposit is credited toward your project deposit. If you decide not to, you keep the documents to use however you'd like.

Final Numbers
Contract Price
Once the steps above are complete, we present a fixed contract price. It won't change unless the scope of work or proposal itself changes. This is the last stop before any contracts are signed or deposits are made.

Let's Build
Sign & Deposit Paid
With the contract signed, a deposit is due, generally 25% for remodels and additions. This deposit is non-refundable, it covers the costs we take on early and helps keep cash flow steady throughout your project.
