Introduction

First Contact

You reach out, and we take it from there. Expect a response within 24 to 48 hours, along with a phone call scheduled with a Hackett Homes representative.

Discovery

Phone Call & Meeting

This is where we get to know your project. We'll talk through the details, your location, and any admin work already in hand, like plans or specs, so we understand exactly where you're starting from.

Initial Proposal

Two Paths Forward

What happens next depends on whether you're remodeling or building new.

Remodel / Addition

We'll present an initial cost estimate along with a summary of the scope of work behind that price. It's generally within 10 to 15% of the final contract price, close enough to set real expectations and open up conversation about how to fine-tune the scope to fit your budget.

New Construction

We'll send a proposal with no pricing attached yet. Instead, it outlines everything included in the build, materials, windows, allowances, roof type, and more, based directly on our conversation together.

Remodel & Addition Only

Pre-Construction Agreement

If you're moving forward with a remodel or addition and the initial proposal works for you, a 1% deposit gets the contract documents assembled: scope of work, contract, contract price, plans, and more. This deposit covers the time it takes to put those documents together, and any outside fees, like an architect, are billed separately as needed.

Once those documents are ready, we'll walk through the contract price and scope of work together. If you move forward, your 1% deposit is credited toward your project deposit. If you decide not to, you keep the documents to use however you'd like. We'll always hold back anything proprietary to how we run our business.

New construction projects move from the initial proposal straight to a contract price, without this step.

Final Numbers

Contract Price

Once the steps above are complete, we present a fixed contract price. It won't change unless the scope of work or proposal itself changes. This is the last stop before any contracts are signed or deposits are made.

Let's Build

Sign & Deposit Paid

With the contract signed, a deposit is due, generally 25% for remodels and additions, or 5% for new construction. This deposit is non-refundable. It covers the costs we take on early and helps keep cash flow steady throughout your build.
